Altea has little building land and high demand, so new builds are concentrated in small developments and designer villas, many with views over the bay. On this page you will find key-ready new-build homes in Altea, finished and ready to move into, as well as off-plan developments.
We are a local estate agency with an office in Albir (Alfaz del Pi), about 10 minutes away. We show you each home, check the paperwork (licences, first occupation, guarantees) and go with you to the notary.
Altea Hills and Mascarat: designer villas and hillside apartments with sea views and plenty of privacy.
Sierra de Altea: villas with plots and views over the bay, on the slopes of the sierra.
Altea la Vella: homes with more space and slightly lower prices, in the old inland village.
Centre and L'Olla: small complexes close to the beach and promenade, with limited supply.
You reserve the home, sign the purchase contract with a payment plan during construction and pay the rest at the notary when you receive the keys. Every amount you pay before the deeds must be guaranteed by a bank guarantee or an insurance policy, as Spanish law requires. You pay 10% VAT and 1.4% stamp duty (AJD) instead of transfer tax. We explain it step by step in our guide to new builds on the Costa Blanca.

What does key-ready mean? That the home is finished, with its first-occupation licence or equivalent declaration, and can be completed and lived in shortly. You can see it exactly as it is before you buy.
How much does a new home in Altea cost? It depends a lot on the area and the views. As a reference, the average asking price for resale homes was 3,504 €/m² in September 2026, with about 3,770 €/m² in Altea Hills and 3,910 €/m² in Mascarat (idealista). New builds are usually above that.
Can I customise a new villa? If you buy off-plan or during construction, usually yes: finishes, layout or extras, depending on the development. It is agreed in writing, with its price.
What taxes do I pay on a new build? 10% VAT on the price of the home (and of up to two parking spaces and a storage room sold with it) plus 1.4% stamp duty (AJD) in the Valencian Community. Notary, land registry and, if you need one, lawyer fees are added on top.
