Flats and apartments for sale in benidorm

Benidorm has one of the widest choices of flats and apartments on the Costa Blanca: from sea-view homes on the Levante and Poniente beaches to quieter flats in Rincón de Loix, the old town and the residential areas towards Finestrat. We are a local estate agency with an office in Albir (Alfaz del Pi), 10 minutes away, and we know each building and street.

Areas of Benidorm

Levante beach: the liveliest beach, with the promenade, shops and restaurants. Sea-view towers and strong rental demand.

Rincón de Loix: at the end of Levante, next to the Serra Gelada. Apartments with communal pools, very popular with international buyers.

Old town: between the two beaches, with pedestrian streets, the Castle viewpoint and everything within walking distance. Older flats, often to renovate.

Poniente beach: the longest and calmest beach, with a beautifully designed promenade. Newer buildings and larger homes, chosen by families and for long stays.

Residential areas and Sierra Helada: urbanisations with gardens and pools towards Finestrat, La Cala and the Sierra Helada, with more space and less noise.

What is actually signed at the notary is lower: about 2,784 €/m² on average over the last 12 months (Spanish Notaries' statistics). That is why we value each home with real sales in its area, not just asking prices. We update these figures every quarter.

Frequently asked questions

How much does a flat in Benidorm cost? It depends on the area, the floor, the views and the condition. As a reference, the average asking price was 3,824 €/m² in September 2026; a two-bedroom frontline apartment with sea views costs considerably more than a similar one in the old town. Ask us for a valuation of the homes you like.

Which area of Benidorm suits me? Levante for atmosphere and rentals, Poniente for peace and long stays, Rincón de Loix for pools and an international community, and the old town to have everything on foot.

What are the buying costs? For resale homes, transfer tax (ITP) in the Valencian Community is 9% since 1 June 2026 (11% above 1,000,000 €), with reduced rates in some cases. New builds pay 10% VAT plus 1.4% stamp duty (AJD). Notary, land registry and administration fees are added on top.

Can I buy if I am not resident in Spain? Yes. You need an NIE and, usually, a Spanish bank account. We help you with the paperwork and the lawyers.

Can I rent the flat to tourists? It depends on each building. You need a planning compatibility report from the town hall and registration with the Valencian Tourism Register, and the owners' community can limit or ban tourist use. We check this before you make an offer.

Do you also sell new builds in Benidorm? Yes, we market new-build developments in Benidorm, Finestrat and across the Costa Blanca.

How long does it take to sell a flat in Benidorm? It depends mainly on the price. In Spain, 58% of homes sold in the first quarter of 2026 sold in less than 3 months (idealista). A home that is priced well from the start sells sooner and better.
