Benidorm is not only tower blocks: on the slopes of the Serra Gelada and in the upper areas towards Finestrat and La Nucía there are villas and townhouses with gardens, pools and sea views a few minutes from the beach. Here you will find houses for sale in Benidorm, both resale and new build.
We are a local estate agency with an office in Albir (Alfaz del Pi), 10 minutes away, and we know the urbanisations in the area: access, orientation, protected views and services.
Most are in hillside urbanisations with views over the bay and the Serra Gelada, and in the residential areas bordering Finestrat and La Nucía. They are plots with a garden and private pool, a few minutes by car from the beach and the centre.
Townhouses and semi-detached homes, with a garden or terrace and often a communal pool, are the way to have a house on a tighter budget. Both suit buyers who want space, privacy and views, while keeping the services, international schools and leisure of a town that is open all year round close by.
Today (November 2026) just over half of the listings are new builds, almost all above €1,000,000, with contemporary design, pools and sea views; resale villas start at about €390,000, some to update and others on large plots.
For new builds we go through the building licence, the specification, the timescales and the bank guarantees for stage payments with you. For resale, the condition of the house, the pool and the plot documents.
New builds pay 10% VAT plus 1.4% stamp duty (AJD); resale homes pay 9% transfer tax (ITP), or 11% above 1,000,000 €, in the Valencian Community since 1 June 2026. Notary, land registry and administration fees are added on top.
Annual costs: IBI (council tax), refuse, garden and pool maintenance and, where applicable, urbanisation fees.
Use: if you plan to let it to tourists, we check the planning compatibility and the Tourism Register first.
Access and services: how steep the road is, parking, distance to supermarkets and schools. We look at this on the viewing, not just in the photos.
We guide you through the whole process: search, viewings, offer, deposit contract (arras) and signing at the notary, with independent lawyers. If you buy from abroad, you will need an NIE and a Spanish bank account, and you can sign through a power of attorney without travelling.

How much does a villa in Benidorm cost? It depends on the area, the plot, the views and whether it is a new build. Today the listings range from about €390,000 for resale to about €3 million for luxury new builds. Tell us what you are looking for and we will show you what fits.
Is a villa in Benidorm better than one in Altea or Finestrat? Benidorm puts the town, leisure and services a few minutes away; Altea and Finestrat offer a quieter setting and more villas to choose from. We work in all three and help you compare them.
Can I rent the property to tourists? It depends on each property. You need a planning compatibility report from the town hall and registration with the Valencian Tourism Register, and in a building or urbanisation the owners' community can limit or ban tourist use. We check this before you make an offer.
How long does it take to sell a home? It depends mainly on the price. In Spain, 58% of homes sold in the first quarter of 2026 sold in less than 3 months (idealista). A home that is priced well from the start sells sooner and better.
