Rincón de Loix is the eastern end of Levante beach, at the foot of the Serra Gelada, and the largest neighbourhood in Benidorm. It is the area with the biggest international community, especially British, and many apartment buildings with communal pools. Here you will find apartments for sale in Rincón de Loix.
Our office is in Albir (Alfaz del Pi), on the other side of the Serra Gelada, 10 minutes away, and we work in this area every day.
It has two sides: the lower part, by the beach and Avenida del Mediterráneo, with shops, restaurants and international nightlife; and the upper part, towards Avenida del Doctor Severo Ochoa and the Serra Gelada, which is more residential and quiet.
Next to it are the Serra Gelada Natural Park, with walking routes and viewpoints over the sea, and the Aqualandia and Mundomar parks.
There are many one- to three-bedroom apartments in buildings with pools and communal areas, often with a parking space, and some townhouses on the hillside.
In September 2026 the average asking price for resale homes in Rincón de Loix was about 3,450 €/m² (idealista), below the Benidorm average (3,824 €/m²) and Levante (about 4,500 €/m²). That is why many buyers choose it to be close to the beach on a tighter budget.
What is actually signed at the notary is usually lower than the asking price. That is why we value each home with real sales in the area, not just with listings. We update these figures every quarter.
Supermarkets, pharmacies and restaurants within walking distance, many with service in English.
Healthcare: the new Rincón de Loix health centre on Calle Zamora, open since March 2026, and the private IMED Levante hospital; the public reference hospital is Marina Baixa hospital in Villajoyosa.
Transport: town buses throughout the area and the TRAM Intermodal station, with line 1 to Alicante and line 9 towards Altea and Dénia. Alicante airport is about 50 minutes away by motorway.
Schools: In the east of Benidorm you will find the state schools CEIP Serra Gelada, CEIP Gabriel Miró and CEIP Mestre Gaspar López, the semi-private Nuestra Señora de los Dolores infant school and two private international schools: Lope de Vega International School and Costa Blanca International College (Benidorm Town Hall, April 2026).

What is the difference between Rincón de Loix and Levante? Levante is the central part of the beach, livelier and with higher prices. Rincón de Loix is at the end, next to the Serra Gelada, with more buildings with pools, a larger international community and lower average prices.
Can I rent the property to tourists? It depends on each property. You need a planning compatibility report from the town hall and registration with the Valencian Tourism Register, and in a building or urbanisation the owners' community can limit or ban tourist use. We check this before you make an offer.
What are the buying costs? For resale homes, transfer tax (ITP) in the Valencian Community is 9% since 1 June 2026 (11% above 1,000,000 €), with reduced rates in some cases. New builds pay 10% VAT plus 1.4% stamp duty (AJD). Notary, land registry and administration fees are added on top.
How long does it take to sell a home? It depends mainly on the price. In Spain, 58% of homes sold in the first quarter of 2026 sold in less than 3 months (idealista). A home that is priced well from the start sells sooner and better.
