What the Old Town is like

It is the area with the most street life all year round: shops, tapas bars, the church of Sant Jaume and Santa Anna and the viewpoint over the sea. Boats to Benidorm Island leave from the port.

Homes and prices in the Old Town

Most homes are flats in low-rise, older buildings, many without a lift or in need of renovation, alongside some renovated buildings and penthouses with views.

In postcode 03501, which covers the old town and the centre, the estimated price of flats was about 3,346 €/m² in October 2026 (RealAdvisor, an estimate based on listings, sales and valuations), below the beach areas of Levante (about 4,500 €/m²) and Poniente (about 4,950 €/m²) according to idealista.

What is actually signed at the notary is usually lower than the asking price. That is why we value each home with real sales in the area, not just with listings. We update these figures every quarter.

Living in the Old Town

Shops, banks and restaurants within walking distance. Parking is harder than in other areas: if you need a parking space, we take it into account in the search.

Healthcare: the Foietes (with an emergency department) and Tomás Ortuño health centres, and the private IMED Levante hospital; the public reference hospital is Marina Baixa hospital in Villajoyosa.

Transport: town buses throughout the area and the TRAM Intermodal station, with line 1 to Alicante and line 9 towards Altea and Dénia. Alicante airport is about 50 minutes away by motorway.

Schools: In the old town itself there is the CEIP Leonor Canalejas state school and the semi-private Nuestra Señora de los Dolores school; the city's private international schools are a few minutes away by car (Benidorm Town Hall, April 2026).
