Frequently asked questions

How much does a home in La Nucía cost? It depends on the area, the plot, the views and the condition. As a reference, the average asking price was 2,504 €/m² in September 2026. Ask us for a valuation of the homes you like.

Which area of La Nucía suits me? The town centre if you want everything within walking distance and schools nearby; the urbanisations if you are looking for a plot, a pool and views, with a car for everyday life.

What are the buying costs? For resale homes, transfer tax (ITP) in the Valencian Community is 9% since 1 June 2026 (11% above 1,000,000 €), with reduced rates in some cases. New builds pay 10% VAT plus 1.4% stamp duty (AJD). Notary, land registry and administration fees are added on top.

Can I buy if I am not resident in Spain? Yes. You need an NIE and, usually, a Spanish bank account. We help you with the paperwork and the lawyers.

Can I rent the property to tourists? It depends on each property. You need a planning compatibility report from the town hall and registration with the Valencian Tourism Register, and in a building or urbanisation the owners' community can limit or ban tourist use. We check this before you make an offer.

Do you also sell new builds in La Nucía? Yes, we market new-build developments in La Nucía and across the Costa Blanca.

How long does it take to sell a home? It depends mainly on the price. In Spain, 58% of homes sold in the first quarter of 2026 sold in less than 3 months (idealista). A home that is priced well from the start sells sooner and better.
