Looking for an apartment in Benidorm with a budget of up to €250,000? Here you will find the apartments for sale below that figure, updated daily, and what you need to know to choose well.

We are a local estate agency with an office in Albir (Alfaz del Pi), 10 minutes from Benidorm, and we help you compare areas, buildings and costs before you decide.

What you can buy with €250,000

At the average asking price in Benidorm, about 3,824 €/m² in September 2026 (idealista), €250,000 buys about 65 m²: usually a one- or two-bedroom apartment.

The size varies a lot by area: about 50 m² in Poniente (4,950 €/m²), about 55 m² in Levante (4,500 €/m²) and about 70–75 m² in Rincón de Loix (3,450 €/m²) or the old town (3,346 €/m², RealAdvisor estimate). These are asking prices; what is signed at the notary is usually somewhat lower.

Where to look in Benidorm

Rincón de Loix: buildings with pools near Levante beach, with average prices below the city average.

Old town and centre: older flats, often to renovate, with everything within walking distance and both beaches nearby.

Inland streets of Levante and Poniente and residential areas such as Juzgados or Colonia Madrid–Foietes: more space for the same money, a few minutes from the beach on foot or by bus.

What to bear in mind

Buying costs: on top of the price, allow for 9% transfer tax (ITP) on resale homes (Valencian Community, since 1 June 2026) plus notary, land registry and administration fees.

The building: we check the lift, the state of the community, fees, planned levies and whether holiday rentals are allowed, because in the more affordable flats they make the difference.

Financing: if you need a mortgage, it is best to have the bank's pre-approval before making an offer; banks usually lend a lower percentage to non-residents.

What is actually signed at the notary is usually lower than the asking price. That is why we value each home with real sales in the area, not just with listings. We update these figures every quarter.

Buying and selling with Costa Prime

We guide you through the whole process: search, viewings, offer, deposit contract (arras) and signing at the notary, with independent lawyers. If you buy from abroad, you will need an NIE and a Spanish bank account, and you can sign through a power of attorney without travelling.

Frequently asked questions

What can I buy in Benidorm for €250,000? As a reference, an apartment of about 50 to 75 m² depending on the area: more space in Rincón de Loix or the old town and less on the Levante or Poniente frontline. Tell us what you need and we will show you what fits.

Which are the most affordable areas of Benidorm? By average asking price, Rincón de Loix (about 3,450 €/m²) and the old town (about 3,346 €/m², estimate) are below Levante and Poniente. Within each area, inland streets are cheaper than the frontline.

Can I rent the property to tourists? It depends on each property. You need a planning compatibility report from the town hall and registration with the Valencian Tourism Register, and in a building or urbanisation the owners' community can limit or ban tourist use. We check this before you make an offer.

What are the buying costs? For resale homes, transfer tax (ITP) in the Valencian Community is 9% since 1 June 2026 (11% above 1,000,000 €), with reduced rates in some cases. New builds pay 10% VAT plus 1.4% stamp duty (AJD). Notary, land registry and administration fees are added on top.

How long does it take to sell a home? It depends mainly on the price. In Spain, 58% of homes sold in the first quarter of 2026 sold in less than 3 months (idealista). A home that is priced well from the start sells sooner and better.
