October’s Euribor at 3.239%: how much will a Spanish bank lend you?
The 12-month Euribor averaged 3.239% in October 2026, about a point higher than a year ago. On that basis, a Spanish bank will lend you enough for the payment to stay within 30–35% of your net income and usually up to 80% of the price (70% if you do not live in Spain): on €2,800 net a month, about €205,000 over 30 years.
Key points
- The 12-month Euribor averaged 3.239% in October 2026, up from 2.187% a year earlier.
- Banks keep the payment within 30–35% of net income and usually lend up to 80% (70% for non-residents).
- For a €250,000 resale home in Valencia you need about €75,000 in savings: deposit, tax and fees.
Euribor at 3.239%
The 12-month Euribor averaged 3.239% in October 2026, up from 2.187% in October 2025. At the start of the year it was below 2.3%. A higher Euribor raises variable-rate payments and reduces how much the bank can lend you on the same income.

The two questions the bank asks
Before you start viewing, it helps to know how the bank does the maths. It asks two questions, and the lower answer wins:
- How much can you pay each month? The usual benchmark is that the payment, plus your other debts (loans, cards, car finance), should not exceed 30–35% of the household’s net income.
- What is the property worth? For a main home, banks usually lend up to 80% of the value (the lower of the purchase price and the valuation). For a non-resident buyer, 70% is the usual maximum, and some lenders stop at 60% or even 50%.
The bank also looks at stability: type of contract and time in the job, your age when the mortgage ends, and whether one or two people are buying.
A worked example
A household with €2,800 net a month and no other debts can put about €980 towards the mortgage (35%). Over 30 years at 3.99% (October’s Euribor plus a 0.75% margin, as an example), that means borrowing about €205,500: 80% of a property of around €257,000.
But the bank does not finance taxes or fees. For a €250,000 resale property in the Valencia region you will need roughly:
| Item | Amount |
|---|---|
| Deposit (20% of the price) | €50,000 |
| Transfer tax, ITP (9%) | €22,500 |
| Notary, land registry and admin (about 1%) | €2,500 |
| Savings needed | €75,000 |
Often the limit is not your income but your savings. That is why it pays to run the numbers before you fall in love with a property.
Under 35?
In the Valencia region two schemes can change the numbers a lot for first-time buyers: reduced transfer tax and the IVF guarantee, which lets the bank lend up to 100% of the price. We explain both in our guide First home in Alicante: 2026 taxes and aid explained.

Frequently asked questions
How much do I need to earn for a €200,000 mortgage? Over 30 years at 3.99%, the payment is about €954 a month. To keep it within 35%, the household would need around €2,725 net a month, with no other debts.
Will the bank lend me 100%? Usually not: 80% is standard for a main home. Buyers under 35 who meet the IVF guarantee requirements can reach 100% of the price, but the buyer still pays the taxes and fees.
Can I get a mortgage if I do not live in Spain? Yes, but banks usually lend 70% at most and ask for more paperwork (income in your home country, an NIE, a Spanish bank account). You will need a larger deposit.
